As AZFamily reported, on the morning of May 23, 2026, a line was already forming outside a new diner near Germann and Gilbert roads before the doors opened at 11 a.m. The first person through got a golden keychain worth free hot dogs for life. The restaurant was Ted's Hot Dogs, the beloved Buffalo chain's second Arizona location, and it opened outside the Historic Square.

That's the part worth paying attention to. The Historic Square, the small grid of streets around Boston Street and San Marcos Place, is one part of Chandler's restaurant scene; several notable openings this year happened elsewhere in the city.

What the Historic Square Has Actually Added

The Historic Square still does what it's always done well. Staples like The Brickyard, Hidden House, Crust, SanTan Brewing, and Craft 64 anchor the district, and the city's own downtown development page confirms the square has picked up a handful of genuine newcomers too: George & Gather opened in March 2025 on the southwest corner of Frye Road and Washington Street with a seed-oil-free, full-scratch kitchen running breakfast through dinner. Tap N Taco is on the city's list for Mexican street food, and Aristocrat Coffee Roasters, sourcing beans from around the world, was slated to open as of this spring.

These are real additions, and they matter to anyone who already treats the square as their default night-out spot. Compared with the larger openings elsewhere in Chandler this year, these additions are smaller in scale.

Other 2026 Openings Are a Mile or More Away

Ted's Hot Dogs chose Germann and Gilbert, where the restaurant draws on the chain's own history. Fourth-generation owner Evan Ortolani said the Chandler location was designed to pay tribute to one of the original Ted's spots in the Front Park neighborhood of Buffalo, right down to the wood-paneled walls, white tile, and neon signage. The kitchen still runs on cast iron grills fired with Ted's own hardwood charcoal. "They can expect the exact same hospitality and great food that we've been serving for the last hundred years," Ortolani said of the new location in a AZFamily report.

Weeks later, on June 11, 2026, WhatNow reported that Angry Crab Shack opened at 3033 S. Gilbert Road, serving Asian-Cajun boils in a family-friendly format. The location is owned and operated by the Appiah family as local franchise partners, and the grand opening leaned hard into the neighborhood with a wing-eating competition, a balloon artist, and a prize table that included a shot at a TV. "We're incredibly excited to officially open our doors in Chandler," franchisee Adelaide Appiah said in a WhatNow report. The chain now runs 15 locations across Arizona and has more planned for the year.

Further west, Hashtag48 Modern Kitchen opened at 5965 W. Ray Road with chef-driven American, Italian, and Mediterranean plates. None of these three are within walking distance of the square. All three received regional coverage.

A diner concept like Ted's or a seafood-boil restaurant like Angry Crab Shack needs a standalone building with real kitchen square footage and enough parking for families ordering a dozen appetizers at once. Arizona Avenue and Gilbert Road have that kind of pad-site inventory. The Historic Square, built around small storefronts on a compact grid, is suited to the boutique-scale concepts it keeps attracting instead: a coffee roaster, a taco counter, a scratch kitchen with a modest dining room.

Neither location is winning or losing. They're built for different kinds of restaurants, and 2026's openings have simply sorted themselves accordingly.

The Square Still Has Room to Surprise You

None of this means the Historic Square is finished growing. Its additions tend to be smaller in scale, and may be most noticeable to people who already walk those blocks. A coffee roaster and a taco counter don't generate the same coverage as a hundred-year-old hot dog chain or a seafood boil franchise with 15 Arizona locations, even when they matter just as much to the people who live within walking distance.
